This week marks a significant milestone in my professional career. For the last 8 years, I have worked as a commercial real estate agent, selling and leasing properties in San Diego County. The first half of my career was marked by a tremendous amount of effort and mild to moderate results.
My business hit a major inflection point in 2019 when I met Joe Bonin and Pat Millay (pictured below). The wisdom these guys have shared and the mentorship provided have been rocket fuel that has allowed me to build a brokerage business I never imagined possible.
It was also during this time that I started acquiring my first rental properties. It became quickly apparent that the investor signing the contract is making far more (with far less effort) than the broker representing them. I went home and wrote out a new game plan. I would push myself to the limit as a broker, parlaying as much of my earnings into buying rental properties as possible until the income from my investments was able to cover all of my recurring expenses.
In 2021 I earned $907,000 in commissions, in 2022 I made $1,200,000. I bought 7 properties (5 of which I own today) and as of this month have reached my cashflow goal.
I will now be leaving my senior broker role at SVN Vanguard | San Diego to start my own real estate company, Egelko Enterprises! We will focus primarily on acquiring value-added properties here in San Diego as well as providing brokerage and management services to a select group of clients.
Many people have helped me along the way and I would like to make the following acknowledgments:
Lindsey Egelko – My incredible wife who has supported me through the most stressful moments and is the glue to our entire property management operation.
Max Reynolds – My protege turned investment partner who keeps me in check when I try to buy every single good deal I find.
Lisa Shultz – The world’s greatest escrow officer and a true ally in the dealmaking process
Thank you to everyone who has been along with me for the ride and keep me in mind for any deals you have coming to market!
